I guess Washington doesn’t have a prop 13 like California. You would still be paying taxes on the $479k even at a $913 valuation. That’s >$10k a year in taxes at $913k.....

Exactly. My house was built around the same time and recently redone, same square footage, and I paid less than 17% of that. Of course, I don’t live in Seattle.

We live quite comfortably here, but my idea of a “million dollar house” is quite a bit bigger than what we have, and would optimally come with a few car garage.

This is not a new phenomena. My parents bought for $110,000 in 1987 and sold for $215,000 in 1991 (DC area). Of course they are probably going to lose a few h undred thousand selling their current place (luckily they can afford to take the loss if need be).

Property taxes in my city in AL (excellent schools, too!) would be about $6k/year on a million-dollar valuation. Some of the lowest in the country.

What’s weird here is that in an adjacent suburb, they’d be double that, then the next burb over, roughly quadruple. The schools in those towns aren’t really any better, but they have a much smaller tax base...and people there are much more adamant about keeping The Poors out.

Not to be a code nerd, but some towns no longer recognize green board as a suitable tile backer in wet areas like tub surrounds. About two years ago I did my tub and used durock with a paint on moisture membrane.

A ww hell that brutal. Property taxes in Montana are about 1.1% of your assessed value, about the same in California. It’s great to think hey I got this mortgage paid off but I still owe $800/month in property taxes.

I’m not using ceramic tile, I’m using a product called Dumawall. It is a poly plank tongue and groove setup.  Less grout to clean.

Yep, bathroom is way too small for all of that. I’m running an L shaped curtain rod and did a tile in bead around the tub.

Just saw a friend’s listing for their house in San Jose – a townhouse nonetheless, far less charming than even the one you posted - $1M for 1500 sq.ft. with no yard. I told her she could buy a MUCH bigger and nicer house in Portland with just their capital gains (they’ve owned for maybe 5 years and has probably doubled in value) and bum it out mortgage free for the rest of their lives.

I know it’s a lot more complicated than just “inertia” sums up – but holy hell, if people were more mobile in where they chose to live everyone might be much better off. Spread an educated workforce around more of the country, ease up on housing prices in hot area, help housing markets in quieter areas, and a whole lot of change in the pockets of those with the balls to move.

We need some kind of program and incentives to make this happen.

The winters aren’t so bad, it’s the summers that are the real bummer. It’s May 31st and I still don’t really want to be outside cuz it’s chilly.

However 2 hours south of me it was 85 today. Lake Superior is damn cold.
